How will BVB promote my rental property?

Extensive experience and current research both tell us that tenants use the internet to search for rental property. We therefore update our own site regularly, and list on sites including Domain.com.au. These open homes also help us keep an eye on your property during any vacant times.

 

What influence do I have in tenant selection?

The Bay.View.Beach team make thorough assessments of all applicants, and submit a recomendation to you for the final decision.

 

What measures do BVB take to protect my property?

At the commencement and termination of each tenancy we complete an extensive condition report, detailing the overall condition and features on the property. We also take a number of photos to compare the before and after condition of the property. The tenants are required to pay a bond of four week’s rent direct online with the RBO (Rental Bonds Online). The tenants are also required to pay two weeks rent up front and maintain rental payments on time throughout their tenancy.

 

Are routine inspections carried out by the BVB team?

Yes. We will arrange two property inspections for a 12 month lease generally around the 4 month and 9 month mark. You will be provided with a report detailing the condition of your property, both internally and externally, including photographs.

 

How will BVB inform me of maintenance requirements?

Any maintenance requirements are detailed to you in the inspection reports. Bay.View.Beach will happily arrange maintenance for you with one of our recommended contacts, or you may choose to use your own contacts.

 

How accessible is the BVB team?

We are always available during office hours. The office phone is diverted after hours so that one of our team can always be contacted in case of an emergency.

 

What is the BVB rental payment cycle?

Payments to landlords are made on the 30th of every month (or the next working day when this falls over a weekend or public holiday). We can also pay any outgoings such as council, body corporate or water rates if required. The Bay.View.Beach team can also email you statements or invoices on request.

 

What are my obligations regarding smoke alarms?

Landlords are legally obliged to install, clean and test smoke alarms and to replace batteries before the start or renewal of a tenancy. Smoke alarms are required to have a minimum service life of at least 10 years. Tenants are required to clean, test and replace batteries for alarms during a tenancy.
